Design Concept & Spatial Organization

• Compact Duplex Configuration: The plan optimizes an 1800 sq ft footprint by splitting space across two levels—a larger ground floor (1105 sq ft) for primary living and a compact upper level (695 sq ft) for private or semi-private zones.

• Zoning Strategy: The ground floor is organized around a central axis connecting the sit-out, living room, and dining spaces, creating a seamless flow for daily family interaction and guest reception. Private bedrooms and the kitchen are strategically branched off to maintain functional privacy.

Ventilation & Fenestration

• Strategic Window Placements: The exterior walls feature a distributed array of designated window openings (W, W2A, W3, W3A) positioned on multiple sides to harness cross-ventilation and maximize natural daylight penetration into deep interior rooms.

• Indoor-Outdoor Integration: The first floor incorporates an open balcony shielded by a modern polycarbonate roofing system, offering a weather-protected outdoor retreat that blends open-air exposure with structural shelter.
